MORTGAGE TERMS OF BUSINESS
 
 
Parkway Insurance Services is authorised and regulated with the Financial Services Authority and our registration number is 131623. We adhere to their rules and will endeavour, to the best of our ability, to provide you with a mortgage suitable to your present needs. This will be based on the information provided by you and will include affordability based on current interest rates, which may rise in the future as indeed your personal circumstances may change.
 
In view of the importance of this financial undertaking we would ask you to please carefully read our Parkway Insurance Services General Guide to Mortgages and keep a copy in a safe place along with our Combined Initial Disclosure Document (CIDD).
 
We will record on your Combined Initial Disclosure Document whether you have requested either full advice and a recommendation, or details of the different types of mortgage products available, in order to allow you to make an informed choice.
 
We will also provide you with information relevant to your mortgage needs, covering such items as an explanation of the main repayment methods and the implications of taking out a mortgage; general details can also be found in our generic Mortgage Guide.
 
Once you have made a decision we will confirm this in writing.  This should be kept by you as it will be a record of the transaction, and will be confirmed by your lender’s formal offer of a loan.
 
Information on our fee structure is contained within our Combined Initial Disclosure Document. However where all or part of our fees are waived in lieu of commission(s) and policies are subsequently lapsed in the first four years, causing a claw back of commission from ourselves, we reserve the right to invoice you for this amount.
 
We will treat all your personal information as private and confidential (even when you are no longer a customer) except where disclosure is made at your request or with your consent in relation to arranging your mortgage or to an authorised body. You have a right of access under the Data Protection Act 1998 to your personal records held on our files. If you would not like us to disclose any of your personal information to another body then please advise us in writing.
 
Our aim is to provide you with a first class professional and confidential service.  Should a complaint arise, in the first instance you should contact our Compliance Officer at Parkway Insurance Services, 699 Staniforth Road,  Sheffield, S9 4RE.  Thereafter should the complaint not be resolved to your satisfaction, you may be entitled to refer it to the Financial Ombudsman Service.
 
We will ask you to authorise Parkway Insurance Services to record and/or discuss your personal details with others, including credit reference agencies who will keep a record of the search, in relation to obtaining a mortgage on your behalf, and also to allow us to contact you during the mortgage term in order to offer future mortgage reviews.
 
We will require you to sign a copy of this form at the commencement of any transaction.
